The new two story outpatient medical office facility for Summa Health is 58,000 SF with an outpatient clinic and urgent care. The urgent care center is located on the first floor adjacent to the main entrance. Medical office spaces are included throughout the building and there is also potential for future space for MRI services.
While preparing the site and building pad, the project uncovered unexpected geotechnical challenges that caused $70,000 of soil amendment and three extra weeks of work. COVID-19 caused delays with steel procurement and delivery. The steel supplier, located in Pennsylvania, due to state government guidelines was forced to close all business from March through May. This caused a 47 day delay with design, fabrication, delivery, and installation. The project team was able to overcome the delays by accelerating the overall schedule. They re-evaluated the exterior and interior framing schedules and doubled-up resources and were able to overcome all delays.
